One of the conversations I have with almost every seller starts before we even talk about photos or open houses.
It's about timing.
Most people think selling begins the day the listing goes live. I see it a little differently.
In my experience, so much of a home's success comes from the work we do before that first day ever arrives.
When your home officially hits the market, buyers are paying attention. Buyers' agents receive alerts, people who have been waiting for the right home schedule showings, and your listing gets its biggest burst of attention. That's why I believe those first couple of weeks matter so much. It's your opportunity to make a strong first impression.
One thing I always tell my clients is that we don't get a second chance at a first debut.
That's why I don't like rushing to the market.
I'd rather spend a few extra days making sure the home is ready than spend weeks trying to regain momentum later. That means taking the time to prepare the home, invest in professional photography, finalize disclosures, and develop a pricing strategy based on what's happening in today's market, not what a neighbor's home sold for last year.
I also talk with many sellers about whether a Coming Soon period makes sense for their situation. It's not about creating hype for the sake of it. It's about making sure we're prepared before the listing officially goes live so we can make the most of those first few weeks.
Every home is different, and every seller has different goals, but one thing stays the same. Preparation matters.
A thoughtful strategy before launch often makes a much bigger difference than trying to adjust after a home has already been sitting on the market.
