I'll say the quiet part out loud: of the four towns I work in, Natick gets talked about the least, and it's the one I actually live in. Every time I write about Newton pricing or Wellesley luxury inventory, Natick sits in the background like the little sibling nobody asks about. That's not fair to the town, and honestly, it's not fair to buyers who are missing a real opportunity.

Here's what's actually happening in Natick right now.

Why is it overlooked? 

Natick doesn't have the same brand-name recognition as its neighbors, even though it has the commuter rail into South Station, a genuinely walkable town center, and direct access to Lake Cochituate for anyone who wants water without a Cape Cod drive. I live in Natick Center myself, and the thing people don't understand until they've spent a season here is how much town you get without the Newton-level price tag attached to it.

What this means for buyers. 

If you've been priced out of Newton or Wellesley and assumed your options were limited, Natick deserves a real look before you compromise on square footage or commute time. You're not settling, you're finding value that hasn't fully caught up to demand yet.

What this means for sellers. 

Because Natick doesn't get the spotlight, sellers here sometimes underprice out of habit, comparing themselves to the wrong towns instead of to what buyers are actually paying right now. That's a mistake I see often, and it costs real money.
