  • The Redington Group data (July–Aug 2025) points to an average sale price of around $2.18 million, with homes selling for about $700 per square foot, matching closely to their asking price

Wellesley Farms saw a sharp reversal—median sales prices dropped about 37.7% year-over-year to $2.21 million, and homes lingered much longer (23 days vs. just 8 days prior).

Across Wellesley overall, the trend remains brisk: fast-moving listings and high per-square-foot values signal continued buyer competition.
